I always spec "ohagins vents . They go on the roofing and gppd for fire areas--no eave vents https://ohagin.com/products/#:~:text=O’Hagin patented attic vents for tile roof applications,vent (subflashing) and a profile-specific secondary vent (cover). -
I haven't had to do that yet but then again all my ADU's are separate detached buildings

foundations are just rooms like the floor plans, just select the foundation rooms and check do not include in living area or schedule -

I'm in California and we wet set anchors on every job. you really should wet set all holdowns bolts also, although you can drill them in after, You will need a special inspection with each hole you drill --costly.

I have seen hangers on many of the new videos lately, That's not something easily done so I hope they are new automatically done. -
I put all interior walls on a different layer than exterior walls so I can just turn everything off except one layer of walls and select them all at once. You can set the layers in the wall defaults so it's automatic

Just change the floor structure in the room DBX to what you need it to be. with auto foundation on , it will change automatically. With auto foundation off , you can draw the footings manually.

You can change the gable sub-fascia to "0" and it will go up to the top. -

That's the way I have done it also. Nobody has asked me to prove it though. Good luck with this one. Maybe you could make his car payment for a year or so as a sign of good faith. -
