  1. Same here. You almost have to "stick frame it" in the model for those elements to remain stable.
  2. That would look better! They actually put a pitched roof on them with ceiling joists. All of the roofing has to be demolished in the next phase - if the next phase ever comes. Like I said, it is a crazy idea to me. There is one not far from me that was built probably 30-40 years ago; still there. But they left it a basement house (we call them) - dirt backfill on 3-sides up to within 18-24" of the roof eaves.
  3. It is a fad around here. Some want to just build the basement portion, live in it for some time period, and then, when they get more money , build up. A few of the builders here actually recommend this method; gets them another job and then they move on. Probably would not come back to do the next phase! Everybody wants to save a buck, even if it costs them much more later. Same way with "barndominiums" here. Frame it like a hay barn and finish it out, only they don't want to spend the money on the outside to at least make it look better. I have done several - ugly to say the least.
  4. Turned one down last week. The client wanted to build the underground house first and then, somewhere down the road, add an additional floor. I asked if they knew what the next phase layout upstairs would be and they said no (naturally). I told them I couldn't assume the liability of designing basically a basement without knowing what the upper loads would eventually be. I tried to explain to her that the way they were going about it was not good and they would run into problems later when the basement floor was poured, lived in, and then had to be torn in to for new footers and pads later. She was not too happy but I have learned to just skip these. My 2-cents.
  5. Kevin, is this an "old school" detail you came up with somewhere or one you created? It certainly brought back some old memories from drafting classes.
  6. I hope it does indeed work in X11. Haven't had to flip a plan in X11 yet. As Tommy says, I always had to rework the text before. Will try and remember this; hard to do these days.
  7. Give yourself some time to learn this software. Expectations are wonderful, but sometimes they can be set too high.
  8. Oh...good. Around here, someone would take the one in your attached picture, knock the center panel out, and mount it in an outhouse! Just kidding....
  9. Are these things actually "padded," like "soft" toilet seats, or is it just a rounded-raised profile? I am obviously not an interior designer!
  10. You can change the room type by double clicking inside it, or you can just turn the room labels off (all or one at a time). But Chief will make any new room inside another the same type, with label; just the way it works.
  11. I knew it was too good to be true!
  12. @Tdgdesign how are you getting your stacked fractions in your dimensions? BTW, a real name in your signature would be good.
  13. Does it make you guys feel better to know we are all, pretty much, in the same boat? I didn't think so! Contacted by a client this morning and wants to meet before Friday because they are "going out of town for a while!"
  14. Nice plansets, Rob and Rene. I like the presentation styles.
  15. I know Graham @TheKitchenAbode has done considerable research on this topic. You could search the forum; much info here. Maybe he will chime in with some info pertinent to what you are considering.
  16. Melissa, if you upgraded to X11, please update your signature; that will help tremendously down the road for future help. Thanks, Mike
  17. Interesting topic. I just looked only a few minutes at a tip from Foxit PDF software about the advantages of using the JPEG 2000 format for archiving PDF's. Have any of you used the JPEG 2000 format? I wondered how that format would work in layout and would it slow the system less than PDF's?
  18. That's pretty much what I see on all 3D plot line views sent to layout with shadows on. I have yet to get a 3D vector view that looks correct.
  19. I sent the plans and layout files to Chief. I have been working with Nigel on the issue of the layout lines. Below is his latest reply: - Support Answer - Nigel Cockle Monday, Jul 01, 2019 - 12:25 PM PDT Mike - Thank you so much for your patience regarding this issue. I have been working with my Development Department on this issue, and it appears you are correct, this is an issue that needs to be addressed by our Development Department in an update. While I am not sure when this will be addressed, I have forwarded your .plan files, and your .layout files to our Development Department. Thank you so much for your patience and determination; my Development Department will work to get this addressed as quickly as possible. Nigel In the meantime, the short answer is to keep the labels to the right of the left edge of the layout view and below the top edge of the layout view; you can also leave the label "inside" the layout view and the vector lines will be editable in-place. Thanks, Nigel, for your efforts. Mike
  20. Kind of reminds me of living in a modern-day Noah's Ark! Nice design!
  21. Perry, do you send plot lines or live views to layout for elevations? I get this when I send perspective views to layout as plot lines; haven't noticed it so much in elevations though and I send as plot lines.
