That's it, if it is a solid wall you get the wall fill in plan.... not what I want.... but if I do balusters I get a white fill on my railing in plan view. I finally get it..... but it ain't right..... I don't care what my railing is.... open, closed, with balusters..... I don't care.... I should get a non-filled wall. This is very Important to understand.... we must choose a wall type with several layers for situations where the ballister railing/solid railing is actually the edge of a floor platform. Thanks Racklamore, I finally understand what changes the plan view of the railing and the way it is set up now is wrong.

Hey Graham, never lose the humor, we need more of it here. In regards to what did not work for me, the plan view was not what I would like to see. If you can compare the plan view using P's solution and your solution, they are different and I like P's plan view solution.

Okay, did a Skype with The Great Glenn Woodward, do you think we solved it? Heck yeah!!! With Perry's Bucked Wall, we need an extra stucco layer so I can control where the platform is built to. I will do a vid sometime soon on Perry's Bucked Wall Solution. Again, the least poisonous solution.

Hey guys, back to the BUCKED WALL. I thought Perry's solution was the best of all the evil solutions. However, if I stray a little past down and dirty, problems pop up. I opened your plan, did full overview, I surface deleted the treads and I did not see a stringer. I reopened your plan did full overview and opened stair dvx and selected NO RISER, I now had stringers, inconsistent behavior.

Weird stuff, go to STYLE<CLOSED STRINGER, different looking stringers on each side, to to STYLE<SINGLE STRINGER and all is well. I played with it a little more and I think I got what you wanted.

Joe, that is a valid argument, but that is not what my contractor is doing. Every couple of weeks he writes me a check so I have decided to do what he wants me to do.

Joe, what you are missing is the stucco return between the buck and the blue window frame , see the dark brown stucco, that is what you are missing.

Joe, I must of been looking at the wrong plan because nothing in your plan comes close to what I am trying to do. See pics.... no buck at framing and no stucco buck...

Great question. Ask yourself this, would you as the designer want to know sooner or later...... I say sooner..... so yes.... I think you should say something...... if you are dealing with an appreciative architect, he will thank you. In this business, I think it is wonderful when one trade looks out for another trades back. The key is letting him know about the issue without coming across as a know it all.

P. I do not know what to say but thank you very much. A wonderful simple solution....... thank you thank you. The one issue I was imagining was the ref layer of sill plates at slab foundation level. Not a big deal. A great solution that can be retro actively implemented.

Larry, my AS BUILT is saved as the PROPOSED PLAN. I do all that stuff up front before I get into proposed plan. How can you design an addition without a SITE PLAN that shows setbacks, FAR, coverage etc. What about building heights, don't you have to take height into consideration when you design an addition, hence a roof plan and elevations. Working on a house right now which is essentially what I described. I did the as built, saved as proposed. I am taking out two walls to open up kitchen and gutting and replacing kitchen cabs. No new floor area. My engineer need roof framing, floor framing, foundation and 2 sections to do his engineering. He needs elevations and roof plan so he can see the pitch to decide whether the live load is 16 PSF or 20 PSF. I am not sure how I could do much less work to satisfy the plan checker's needs, my engineer's needs and the title-24 needs. If you can get by without doing all of this, more power to you.

I thought so too until I saw The Dennis Gavin method. I would use the double wall method if it was only one window. But it is every window and door on every wall on about 12 different houses and I thought the double wall system would be too much trouble. I always draw with the notion that whatever I draw will need to be edited. And then there is the thought that none of my building sections would be correct, they would show the double walls and plates. I suppose I thought this was the best of the evils. I think I have chosen my poison.

Andy, Jon, Greg, Marc, Larry, how long does it take you to do as built? Use this house as an example: A typical 2200 sf 2 story Kalifornia stucco house on a slab, flat lot, vaulted ceilings in the living room and a switch back stair, two car garage. When I say as built I am talking SITE PLAN, ROOF PLAN, ELEVATIONS, FLOOR PLANS, ROOF FRAMING, FLOOR FRAMING, FOUNDATION AND 6 SECTIONS. No electrical plan and no cabinet elevations.
