  1. You might of hit on something. I have always had issues with my toolbars going nutty. Not all the time, but it happens. It had been maybe 6 months and then it has a happened 3 times in the last 3 weeks. I simply set it to factory settings and go back to work. One of the reasons I do not use customized toolbars.... except for putting the LAYER SET drop down in the tool bar.

  4. I am not convinced the SCREEN GRAB is the best method. I take a screen shot of both a MAC map and a GOOGLE MAPS map, and then put into layout and it is not super clear. lLately I have been PRINTING a PDF from the two map apps..... not sure if that is the best either. For some reason mine always appear muddled. When I see this on a PC, it looks much better. Sometimes the plan checkers complain and I need to overlay CAD on the screen shot. Point is I use the screen grab and the print to PDF and then import and neither system seems super good to me.

  6. Thanks P., I have searched the internet and there is no clear answer but I have been doing this for longer than I want to admit. I remember I had to prove it once before and I don't even remember what I did. Here is one approved assembly but it too is not super clear. (per IBC Table 720.1(2),Item 15-1.3).
  7. Hi Guys, Do you know of an Approval number for 1-hour wall (7/8" stucco & 5/8" type x on 2x4 @ 16). I know, we have been using this 1-hour wall since I was in diapers, but I have a plan reviewer who wants me to prove this and now I cannot the approval number, more busy work. Thanks
  8. Yes, I believe up to 44”. If the stairs are 8’ wide, as long as landing is 44” deep, you are good to go.
  9. If I am not mistaken stair landing depth must be the same as stair width up to a 44” max. Required depth. IOW, as long as landing is minimum 44 “ deep , you are good to go.
  10. The detail that is missing are 4x4 posts @ 4' oc or 3-2x4 @ 6' oc from sill plate to new top plates

  12. This is such a great question. The SHAPE option in the window DBX is severely limited. I can build the window you want, but it is upside down, Check out the pic, I built your window but as I said it is upside down.

No, the assessors plat is unreadable, the original plot was 50x105, it is a corner lot where they closed a portion of one street and the ROW was 60’ AFTER the closure, some of the closure went to lot which increased the size but it was an easement with a subeasement in there and in 1961 some added a detached garage in ROW an d 3’ from curb with a pending remove garage out of ROW order and it is Thursday today.... so the answer is no, I would like a survey or at least a civil engineer to interpret the written Minho jumbo that describes said lot. it is La Jolla, we can afford to do it right.
  15. The lot dimensions as drawn are very suspect . We are getting site surveyed. I am curious as to how accurate it is. If this site matches surveyed site I will be very impressed.
  16. I have not tried it. they do it without a site visit. My client got this and there was even floor plans of both floors. Not sure how that was obtained,

  18. BTW, I think this is the "buck wall" method that I was looking for several years ago. However, I guess the "buck" width is limited to 3.5" in this example. But with this method I must use 2 walls and 2 set of top plates. IOW, I can't do this in a 2x12 wall.
  19. BTW, look at this plan. Look at the two pics. The only difference is : the pic where the stone returns, the casing is 3.5" the pic where the stone DOES NOT RETURN, the casing is 4". hmmmmmm 925915640_DoubleWall fix?.plan
  20. The easy fix is to lock a good truss and multiple copy. An easy fix for this plan.
