I just use a span table from the I joists manufacturer to keep the spans reasonable in placing the pony walls. The I joist supplier supplies all engineering and specs when they deliver the floor joist package. I attached a photo of a foundation plan I had sitting on my desk as an example of what works for us here in the treasure valley. Make sure to leave gaps in the pony wall footings so MEP has room to crawl around down there.

Could you make symbol blocks of your different kitchen designs and save them in your user library? Then you could just swap in and out the different designs until you get the one the client likes? If you wanted to, you could draw one big room and set up a virtual kitchen design center and place all your kitchen design options in the big room and rotate around from kitchen design to kitchen design.

That was a good article, Diane. I have never had a client that wanted to buy the rights to my plans. I have had customers try to use my plans for multiple houses, ie. passing the plans on to a relative so the relative could “share” in the customer’s cost of the plan... without my consent.

Would it be easier to leave the story pole alone and just add a note referencing the elevation of the first floor in relation to a control point, ie one of your survey corner markers, and note the elevation of the CP above MSL? When building a house in the mts at 7,000 msl, that story pole could get out of hand.

I took a quick look at your project and put this quick video together of the outside... A few observations: Stairs need fixing I would relocate fireplace to back wall Relocate lower level bedrooms for egress. Foundation needs fixed Roof framing Back Deck similar to front porch???

I've posted rooms with a bunch of lights on and one kitchen with only the pendant light over the island and sun light... either way, no delay in render speed.

Yeah, looking at your hardware, the video card stood out to me as maybe being the weak link. I'm doing the 100 lights routine, if that helps you at all.

Just save the extra floor joist to replace the floor joist the plumber will chainsaw out of his way for the toilet drain.

My PBR's appear instantaneously. Not sure what the time delay is being caused by on your system. Is it the video card???

The PBR's in post #99 were done with lots of interior lights. Here is one with only the pendant lights and exterior lighting...

At first I could only get interiors to work if I turned off the sun. Now, thru my secret hit and miss strategy, I am able to get decent interiors with sun on or off.

In the last few years I have the space mouse stop working only a couple times. I just reboot the computer and all is well.

I did the first PBR from a plan I am currently working on... The second PBR is from an old plan from X8 to see if it worked...

Adjust your sun settings. I have had to use everything from toggle sun off to 20,000. and adjust your lights to 100

Show the owner option 1 and show him option 2... now that we can do this with CA.

Now that we have a base from which to work from, I am having fun using the PBR. With a little trial and error I can get decent renders. Funny how we have to open 3 different dbx’s to get what we need.

I took a quick look and the wall fill was there without doing anything. A quick suggestion, If I may... In your kitchen layout, turn your islands into peninsulas attached where frig are located after moving frigs to current sink locations. Then place your sink and dishwasher into the peninsula cabinets. No one wants to look into a wall or wall cabinet while standing at the sink... imho.
