If your plan is 98% done.........you're almost there. You got this! What 2% remains to be done? Is any of your model exported to layout? Do you need to submit it to a permitting authority? Do you understand framing enough to create correct details? I hope you take a swing at completing your design yourself. It feels great to accomplish something complex that might last 50 to 100 years. I haven't found a way to charge for renders. All my clients just need as prescriptive (least required engineering) as possible, 2D plans for permit. AND I suck at color pallets or themed rooms....so there's that as well. -

Rob, I like how clean you make it. My way is a bit overwhelming but since I'm the guy cutting the members.....I manage. This is all 2D...not linked to the model. -

I use a stream deck so I don't need to have a keyboard short cut.....just the tool icon on the button. Streamdeck mobile is great for the iPad - up to 128 buttons per page. With that, I just numbered each short cut with a 4 digit number. 4-digit because if you have the number 3 for break, then you can not have a 3X or a 3XX or a 3XXX number because you get the warning that 3 is used. 5000 series HOTKEYS.xml -

Yep. I think the Continuous Sheathing directive jumped the gun. I'm in W. WA and it never gets cold enough for people to concern themselves about such high (over the top) heat "loss" It seems that the code writers (WSEC) always want to make changes every 3 years to validate their income......apologies if my cynicism is rough.

I know most people are great with renders and imagery.......I'm not. I actually try to avoid the rendering world unless it is requested and paid for. I'm that clueless. What I enjoy doing is to provide framing details to help understand and frame the structure. It started with me as a framer, on my own projects. Like snapping/popping out a rake wall on the floor and measuring the pieces - so 80s. Or running a calculator to figure (and fat finger) things out. Then it slowly grew to building entire homes in a warehouse in TN. Chief is pretty good.....not automated, but as a 100% manual CAD option. I throw in AC LT and SketchUp to make sure things work. I now have a couple builders who want and pay for this level of understanding. Recently I was shown a way to do a gable overhang from a retired Canadian framer. We will be doing that right after Christmas. I'll include some pictures. If you are in need of such info, just reach out to me. Take care

Our blocking comes with 3 @ 2" holes drilled in them and screened = bird blocks

Is this a clean plan or did you have other walls near there that have since been deleted? I've seen ghost walls do crazy things sometimes.
