  2. Puget Systems or Falcon NW build great custom PCs (Puget Systems with lifetime phone technical support.) I had a beast built in 2016.....still runs great. It supports my wife's bookkeeping business effortlessly. (3) 4K monitors with excel, quickbooks, multiple tabbed browsers, and Spotify.......she is happy and productive.
  3. Chief is great. However, no one only has one tool in their shop. Right tool for the job. I use Chief mostly for plans for permit (no rendering needed) and Sketchup for real-world framing models. I wish you every success!!!

  6. My suggestion to the OP is, if you are paid up on your SSA, then call tech-support at chief and share your plan with them. They may be able to give you some pointers on how to accomplish what you’re trying to do.
  7. YESSS!! Thank you for pointing out the framer. I know center to center is the same as over to it, but over to it on the plans just looks right. (Former framer)
  8. Make sure you get a signed copyright release from the original designer before proceeding. Those infringements can be a $100K judgement. Best to you.
  9. X16 beta crashed for me yesterday. (macOS) I double clicked the line tool with a plan and layout file open. I failed to get a screen capture of the error message but it had the word fatal in it so I’m probably a digital felon now public beta means it’s still being evaluated and tweaked, just by a wider and free test environment - us users. I guess you have to decide if there is a feature in X 16 that you would like to have for your current projects and if it’s worth jumping into a beta to get it.

  11. I’d guess that you would make a second floor that is 4 feet tall, ceiling height, and then balloon frame the first floor walls through the ceiling above to get the 12 foot tall walls. I’m not in front of a computer right now so I can’t test that to make sure it’s accurate
  12. I’m in Kitsap county. Crawlspace floor joists are mid span supported by knee walls on continuous footings, post and beams on pier pads, or clear spanned either on the sill plate or hung from it inside the stem wall. Hi “neighbor”
  13. It's been my experience that most counties have that info on their websites. I have different counties saved off to the side and drop in whichever the plan is referencing

  15. Maybe you have room to start your stairs 1 tread back at the top. You'd be 1 riser lower at the platform that way. Also you could reduce your treads to 10" and you'd also gain a riser in 10 treads. What is your overall floor to floor height?

  17. I d/l'd your zipped plan and tried to help. Your model has all kinds of small issues. Then, when I went to 3D overview....it locked up my mac and crashed it to reboot. Someone else might be able to help.
  18. Lot's of big homes in the south have 10' first floor, 9' second. Furr downs are used quite often to make custom ceilings.
  19. Cheaper to set the regular floor truss high and furr down around the outside to create the boxed effect.

In all my time framing, we made the rough opening the called size plus whatever vertical trim was being used to trim out the door so that the final finished rough opening was the actual door size. For example and 8–0 door was actually 8’-3” RO because we used a 2 x 8 to wrap the doors, thus making the final rough opening from finished surface, 8’-0” I’ve never made the framed rough opening the exact door size because then trimming out that opening would be wrong when looking at the garage door. is this how garage doors are framed in your region? It seems I learn something new every day.
