When you placed the "plan" by it self in layout without any schedules was it still slow?. Go back to plan view and check to see if you plan is close to X =0" ,Y =0"

Experiment. Place plan one layout 1. Place electrical schedule on layout 2 etc. and see which layout is slow. Are there any PDF. on any of these views.

If you are not worried about the wall framing just place a cabinet in the wall and forget about the niche.

Remove toe kick, raise bottom of cabinet back up . Add polyline solid shapes around toe kick area.. Second image has feet from the Lib.
