BTW, I do not know how I did this..... I flipped the plan vertically.... and this is what is interesting..... see pic, the section cut lines are pointing down to bottom of page, but the original before flip plan , the section cuts were pointing up. How did I do this? I do not know.

I am going to flip a plan. I believe Glenn believes in the T/R method or the REFLECT ABOUT method. I think both methods work. IOW DO NOT ROTATE PLAN Here is the question. The text gets flipped. How do I select all text a flip about each one in lieu of flipping all around the "body" See pic

Good call..... however there are many more and better methods to handle this... i.e. use black wall framing members.......

Painting the slab black might be the solution. No point in building the framing because the wall definition does not include framing. This is a perfect example that if the plan is not posted, I will not try to guess what the issue is. I would of never guessed that Rashid built his walls without framing. Come on guys, post plans please. Picture attached is Michael's suggestion of a black slab..... not a bad solution......

Why don't you post a plan so we can study? You know the rules by now. If I were to guess, the solid black was..... errrr I don't know what........ and then when you go below header, you are looking at a SILL PLATE.... but a great question that we can all learn from if you would post a small plan with your method. NOTE..... you have the STUDS turned off or you have not built wall framing. Crap, why am I guessing at this nonsense.... come on Rashid, post a plan so this thread is only 4 posts long.

Create another floor at that level. I bet you you have an attic at that level now. You can not create a floor on the attic level.

What timing, I was wondering the same thing. The top pic is what I have now, the other one is what I can upgrade to. From what I have gathered, the MAC PRO is not a big advantage. I think the processor speed is important. Yours is 2-2.26 ghz, mine is a 3.5 ghz, I can upgrade to a 4.0 ghz if I buy the latest. However if I upgrade, I go from a NVIDIA CARD to a AMD RADEON........ this is all Greek to me, but I thought the NVIDIA CARD plays better with CA. But I do not know. Maybe somebody else will give us some guidance.

Again, the chopster has the answer. And if you are lucky, the topo lines you import from the surveyor are "smart" topo line and there is an elevation associated with it..... IOW, you will not need to define the contour elevation, it will be auto. I did a vid on this several years ago you might be able to find.

why don't you change the floor level of the garage to -36"?

This is an interesting suggestion. Suppose you made the first floor a BALCONEY and the second floor a DECK? What is the difference? Do the floor joists frame the same? Take a back clip cross section and study how the floor frames. i think you will find that the floor/deck joist frame differently and you will also notice that if the deck/balconey is lower than the main floor, the wall may frame on upper level or lower level depending on what the lower platform is defined as..... a deck or a balcony I am sure everybody understands this.

That is why it is so important to understand who is determining the definition. Is it the City? Is it the school district? Is it the Planning Dept.? Is it the zoning department? Is it the owner? Is it the builder? Is it the health department?

I am sure the city of san diego plan checkers read wikipedia. As I said, you win. BTW, here is an easy rebuttal..... wikipedia does not count parking garages?.... do you really believe the city will not count a parking garage as floor area for FAR. BTW, is that a parking garage that has only one wall open or 3 walls open or 70% of wall area open..... does it matter? Joe, you surprise me, I thought you would of known how the City of San Diego determines what areas to use for FAR. But you are the Architect and I am a lowly designer.

You win Joe. If you know the answer I am not sure why you asked the question. I was just trying to share my experience with the city of San Diego over the last 37 years and thousands of jobs. Would I count the attic as heated space because there are ducts in the attic? Is that a serious question?

Really? You do not include duct chases in the heated floor area? Wow. The city and everybody else has been doing it wrong for 30 plus years. And yes, the stairwell is always counted twice. Not only for floor area (truly a bit of gray area here) but also for FAR. With that being said, I have been known to be wrong quite often.
