Hi

 

I've attached my plan as well as the PDF plans sent to me.  I cant seem to figure out if I have the split entry correct . there is a gap between the garage and the foundation and  not sure if i have the garage height etc done properly to show correctly in the 3D rendering

 

Wondering if i have made some error from the pdf to plan ???

Looked at the pdf and cannot understand the garage.  The floor plan shows a door to the front entry foyer from the garage, and no step height is called out.  The elevation is clearly showing garage floor elevation a few steps down.  
 

Have I missed it, or is no floor elevation data given on this pdf plan?

my guess is the exterior front steps should only be two risers or they are adjusting the grade next to the steps. This would give you enough to get into the garage, but then that would screw up the front windows (they would need window wells). you might want to drive by and see it or look on google streetview. I also notice the garage floor looks like it is a couple inches above the bottom of the front stairs

 

...or they have 3 risers in the garage and they have to make sure not to drive into it

 

Your "porch room" is set to -53" absolute floor elevation. Why is it a porch room, as it is inside the house? It should not be a porch room

 

second, it shows 4 risers into the main house rooms. This would imply a max of 4*7-7/8 change in floor elevation. Where does -53 come from?

 

third your garage floor is at -26 1/8" which is above -53". effectively making your garage floor above your porch room floor

 

If it was me I'd put the garage at  -3*7.5 which is -22.5 less the door rise, say 3", which would put the garage at -25.5 relative to the entry. Given the entry(porch room) is 4 risers less than the main floor, I would put your "porch room" at - 4*7.5 which is -30".

 

Add that to the garage puts the garage floor at -30+-25.5, which is -55.5. I would then adjust the roof on the garage to match the height of the roof on the elevation

 

...you could also scale the elevations and measure the front risers

Hi @decorators3has this house been designed to comply with your local building regulations yet ? Once you have done so then will know to represent the house in a render correctly. With all the levels being set in the right place in accordance with your local authority. Sometimes we need to consult a suitably qualified builder or even an engineer in certain circumstances.
 

We are happy to help people model their buildings with Chief Architect. Since building regulations vary greatly in different regions and counties we can’t accurately explain what external finishes and levels are applicable for any particular type of dwelling and construction method.

 

First thing to consider among other things, is the method of stormwater disposal. Sometimes this requires a consulting engineer. Once you got that figured out as well as any other building regulations that affect the design, then you can set your external landscaping and or paving levels etc.

 

I hope this all makes sense in going forward with this design ?

thanks for your replies.. I knew things were off but wasn't sure if it was me or the house designer.  Builders hire me to render their plans for on line real estate listings. MLS services etc.

 

I pay attention to details so the house and property reflect the plans.  What I sent was all I received from the buildr

Yeah cool ! Can always ask them for the extra information that you need to complete an external render with landscaping and proper ground levels. Plenty of videos on terrain landscaping available.
