  1. This is true, but am I missing something?... where did the OP mention or intimate anything about 'habitable' space? 'Garage' and 'shop space' were mentioned.
  2. If it's truly 'shop space' (related to the garage use) then it possibly could squeak by under mezzanine rules, but that would limit the square footage. You'd need to confirm with the jurisdictions building department.

  12. If/when you have to insert a page for example between pages A4 and A5, just make it Page A4.1 for example... no?
  13. Wow... that sounds cutting-edge for 40 years ago. What a lovely memory... I can imagine it. We have a few dogwoods on our mountain property... wish they were closer to the house though. Have to hike down the hill to see them.
  14. Did you check if when doing that whether the wall shows through the roof outside? It depends on roof slope... on a steeper roof of this type the wall will come through on the outside face.
  15. I agree with Steve & Mick.. that's just the skylight curb. Also agree with Mick that the T&G will be 2x6. As for the walls not coming up to the underside of the T&G... no need to rebuild, just use a p-solid to fill in the top. Almost certainly the walls are not framed directly to roof deck height... the rafter beams would be sitting on the plate and then they would have either in-filled to get the wall finish to continue to the roof...or mostly just put a backing nailer up there at the underside of the roof to nail the drywall too. Very commonly on these old non-insulated roofs you'll see it just as in your model, open with no finish there at all.
  16. I was considering interjecting that the several beam ceilings I've done I've used either soffits or p-solids and not had the troubles you were having here.

  19. The way I usually deal with something like this is to just submit it and let them tell me what they need. They will always (99.8% of the time) find something to kick it back for a revision anyway.
  20. Well, all be... that makes it pretty clear. Interesting coming from National though... at least in how I would consider it really only mattering from a 'planning' point of view which is definitely relegated to individual jurisdictions.

  22. This was an interesting statement to me considering what you said prior about it being up to the individual permitting authorities, which is exactly what I was going to say (City/County, etc.)..... but your comment seems to say that in Canada there is a national code speaking to this issue?
