  2. Post the plan and someone running X4 can give it a try. I only go back to X5 and currently running X9. There could be something running in the background that you do not know about?
  3. How big is your plan file, do you have any PDF's in your plan, anything in your plans from the 3d warehouse and do you have anything with a high surface count?
  4. Shane, I think he wants the roof sitting on top of the second floor subfloor. If that is the case go to the floor plan, select roof and use transform replicate and move the roof on top of the second floor subfloor. If your floor is 12" move the roof up 12".
  5. Use transform replicate and move the roof up equal to the 2nd floor thickness.
  6. Newel, the terrain is not tied to the foundation. You can move the foundation and the terrain will not change. The only thing that I can think of that would move when you delete a terrain would be post and piers on a deck as they do adjust to the height of the terrain. Just delete your existing terrain and draw another terrain. If there were post and piers they will adjust and be at the proper depth.

  9. Rob, I want to compliment you on the design. It is a really sharp looking home with a modern look. Starting to see a more modern look in new subdivisions. We are developing a more modern looking prairie style home with 4:12 to 5:12 pitch shed roofs for our next plat.
  10. I agree certification does not mean much now days. Washington State has a requirement for to posses a boaters card to operate a vessel within the State. Long story short my dog Cassie now has her boaters card which demonstrates how ridiculous a certification process can be. Cassie K B card.pdf

  13. There is a lot shortage in King and Snohomish Counties in Western Washington. There was not much land being developed over the last 7 years. The national builders have gone thru the spoils of the housing crisis 2 years ago and have been buying small developed short plats to keep the machine rolling to make their annual plans that they have committed to their parent companies. We have received 3 offers from national builders for a 42 lot plat we just developed for up to 210K for a lot. We bought a plat of 25 lots from the bank for 50K a lot 3 1/2 years ago 1 block from the 42 we just developed. Its been crazy. The national builders have a lot of property at preliminary plat approval so I would anticipate prices to slightly drop when more lots become available.
  14. JJ. There is a sun belt that runs from Sequim to the northern part of Whidbey Island. The San Juan Islands are nice but have lost that "getaway" feeling about 20 years ago. I like the Canadian Islands better and we spent many summers cruising up the inside passage. We spent quite a few nights on the boat in Desolation sound at a spot called Prideaux Haven. Its a provincial park in BC. The place is pristine and unspoiled. The water is can get up the mid seventy degrees. The Nordstrom family use to park their Yacht up there in the summer time. When the Kids were young we took our boat up the inside passage to Alaska. Glacier Bay, Chichagof Island, Baranof Island and Prince of Wales Island were just a few of the many stops we made. We spent the night at a place called Hydaburg on Prince of Wales Island where their is a small Indian Village. They hand carve Totem Poles that are shipped all over the world ( I caught my largest ling cod of about 80 pounds of the south east corner of this Island) You need to get out of California and visit some of these places up north. Maybe Alaska Son can give you grand tour of SE Alaska. If you are ever up this way PM me and I will set up a fishing trip for you and your brother. So in California, you have to put foam insulation on the outside wall of new homes?
  15. 200 K here will not even buy a 4500 SF lot. We have not quite caught up with California but 2500 SF homes start at 750k where I live.
  16. I have found a few buggy things today with the door and window child toolbars. When I click on an item in the child tool bar it either sends me to the defaults or opens the DBX. I opened X8 and I get the DBX no matter what I choose in the window or door CTB.
  17. Newel, you have your upper floor built over where you want your stairs and landing. You can either shape your upper floor around where you want your stairs and landing or create an open below where you want them. Either way will work. I have also noticed at times the stairs will not cut off walls below. In those cases delete and redraw any walls that the stairs want to cut through. For a straight run of stairs to be broken up with a landing draw how many risers you require to the landing, click and leave a gap, click continue up with the amount of risers to the next landing or floor click and then click in the gap between the stairs and chief will make a landing at the appropriate height. That's why your second set of stairs ended up in the butlers pantry and powder room. From the picture I see above, just move the stairs over the wall that is sticking out from below or if you want angle wall with a cap create a cross section at the stairs to modify the wall. Also remove the railings where they are not needed. I would have corrected your plan but if I did that you would learn nothing. Now if you run across this situation again you will be able to breeze right thru it without much thought.
  18. Jerry, we use Metrie products in all our homes. All the mill-work suppliers that I have used over the years use and supply Metrie products to the Home Builders in Washington State. So thank you for the molding profiles. Thanks again, Jeff K PS: Our mill-work supplier passed on a letter from Metrie moldings explaining why we are getting a 15% increase on April 1st. The US and Canada have not renewed an agreement for importing softwoods over the border due to a lawsuit brought on buy the Union Employees of the Softwood Mills in the US. Our lumber market has been very volatile since the end of January and prices have gone up 10%. According to our lumber supplier the US and Canada are meeting April 24th. We have been told to expect new tariffs of 30% (old tariffs were 17%) that would be retro active back to January 1st of this year. The Distributors of softwood products in the US would have to pay the back tariffs which would temporarily cause softwood prices to increase sharply until the distributors to recoup their money. The US needs to ease restrictions on private land allowing them to cut more wood per year. They also need to allow for "thinning" of timber on public lands which would help reduce the spread of wildfires.

  20. Its called a thermo-break. In areas where it gets extremely cold. I would like to just get out of the rain for JUST ONE FRIIGGIN DAY. Lived on Maui for 2 years in a home with screens over the openings that had no windows. The walls were exposed studs and had ship lap for siding. Never got cold and when it got hot just walked out the front door for a swim. First time I ever slept in a bed with no sheet or blanket. Life was much simpler back then. Not a lot of money but no pains.
  21. I noticed he was struggling to get the flat valley running perpendicular to the roof. Remember hip and valleys do not run at the same angle as the roof. A 6/12 Hip or valley runs at 6/17. The run is always /17" on a hip and valley.
  22. Yes Eric like that except I cannot have a common wall. The 2x6 wall you drew at the jog is the 2x4 parting wall at each unit. These are fee simple units. If these were condos I can do what you have drawn. Its the way the law is written in our state. We shy away from anything that is Condo due to lawsuits. PS: Thanks for your help. I have drawn many of these types of buildings but this is the first time I ever changed the ceiling height in this type structure.
  23. So Eric your saying build it as one wall? That would work except the units are offset from each other. Would a room divider down the middle if the airspace and make the walls as no locate work? I realize I created a room when leaving an airspace. Like I said I fixed the problem but was wondering how to get the party walls to adjust with the room if I ever have to adjust the ceiling height again.
  24. I am designing "fee simple" Town Homes. I have 2- 2x4 1 hour fire walls separating the units. The property lines run right down the middle of the 2 party walls so the party walls cannot touch each other and it helps with noise transmission from unit to unit.
  25. I never thought about this before but I recently had to change the ceiling height of the first floor of a multi unit complex and the party walls did not change in height. I had to select the air space between the walls to get them to the correct height. What type of room definition should be specified at the air space between party walls? Thanks.
