  1. Just did a Google search and found 2014 FHA Minimum Property Standards : http://portal.hud.gov/hudportal/documents/huddoc?id=26-7c12VALH.pdf They are very relaxed compared to the 1981 document, just says that the space must be suitable for its intended use. Loosey-Goosey
  2. Back in the early '80's I designed a 78 Unit Townhome project that went after FHA/VA financing because interest rates were approaching 19% for a 30 yr fixed. We had to conform to the design aspects of the FHA Minimum Property Standards to qualify the project. They were all reasonable requirements so it was not difficult. I had a conversation with an appraiser that frequently was onsite for inspections, and end loan arrangements. He shared with me that when appraising an existing home, they were not required to measure the rod length, or turn down a Bedroom that didn't meet the 10 x 9-6 requirement. I'm now in Huntsville, AL where a 10' x 7' room is a Closet.
  3. Back many years ago there were FHA Min Property Standards that were required for an FHA/VA loan. That required min. 6' of rod for each bedroom, closets had to be 2' clear for air circulation, no bedroom could be smaller than 9x10-6, etc. Realtors, appraisers, and mtg underwriters all referred to this standard. I know that I am showing my age!

  6. I will send the plan to tech support when I get a few this evening. It doesn't have anything to do with zooming in/out. The reset appears in the dbx. It is a very large file with many terrain contour splines. the first time it happened, it was on a terrain spline. I didn't think much of it. just went to the dbx and put in 8. All good. But, then it continued to do the same with doors. And, since patience isn't my strong suit, about the 5th time, I was over it.
  7. Is anyone else experiencing Edit Handle Size arbitrarily going to -0-? I did a search on the topic and saw that there was an instance of X6 downloaded with the setting of -0-. But, I am experiencing the edit handle go to 1 and to zero while working. I can reset it, but in a few min it starts being squirrely and changes to 1 or zero again. Any thoughts?
  8. I use Lew's method, too. Once I have the lot perimeter drawn correctly, I draw the setbacks, then save this cad work to the library. I then draw the terrain splines and save them to the Library as a special object. These may be dropped into the Terrain Perimeter, This had saved me a bunch of work on many occasions. Recently, I had to draw the neighbors lot to site some tall trees. This was done to see if the view was impaired by the trees. because I had followed the steps above, I was able to make the terrain adjustments rather quickly. I lived for over 30 years in Florida where the terrain was flat, only recently had to learn other terrain tricks.
  9. Joe, I appreciate your humor. I protest but once per 10 times I have to run this inane sequence. I am a product of the '60's (which I remember) and protest is what we do....
  10. A moment ago I saw a blind corner where we could sneak a little linen closet. Drew my 2 short walls to form the 24x30 tiny room, a POW there was a HUGE label BEDROOM. Clicked on the offending Label (because I couldn't click on the tiny room), pressed TAB, then set the room to closet, do not show label. Remember the line in the movie, "Amadeus", "Too many notes!"
  11. Ben, Ron, Bryce & I have been with CA for a long time and through many revisions. We are fortunate, I believe, because we are fairly well versed. I'd be overwhelmed if it weren't for experience and this Board. We need an overhaul of DBXs and Libraries. (We have Accessories all over the place because as Bonus Libraries were added they came under new Library Folder titles). I truly love Chief and hope that I don't sound like a malcontent - because I am not. We have seen great improvements throughout the revisions, otherwise, I let my SSA lapse. That said, it is time to clean things up and get rid of the clutter!
  12. OK, so What I must be doing is naming the whole footprint 1st! Instead, I should wait until I have progressed the preliminary plan a bit, and then name the Garage. This makes sense. But, I still would like to just turn it Off. With open floor plans, I have found that I will label the whole space Family, then subdivide for Kit & Nook. Or, I will define a Bedroom and then figure where the closet should go. I get interrupted a lot. It may be a few days before I come back to a plan. I don't want to loose my train of thought, so I tend to label early. I often will work with Realtors in trying to sell a Lot. So, I do mostly Prelim stuff. I haven't done a full set of Construction Drawings in several years. Thanks for your help. I will change my behavior since I can't change CA! Thanks again.
  13. Yup. Do you know how to stop this behavior? I like to pull the Garage out of the LA right away. Also, helps with the site plan strategy.
  14. Is there a way to turn off Auto-Room Name Behavior? Gosh it just drives me nuts! I have looked and searched, but don't see how to stop the program from naming every room Garage. I often draw the perimeter based on the setbacks, then locate where the garage will be. If I continue to draw interior walls, I will get a lot of Garage rooms. There must be a setting somewhere, I appreciate your thoughts!
  15. Might should replace a light bulb! Maybe it is more realistic this way?
