  1. North Florida.. Greenville area. They have already purchased a 40 gallon elect WH... otherwise I would have suggested. They've purchased a lot of things already, like the shower pan, fixtures, and I believe LP vertical panel siding, because he's animate about on using it.
  2. Hi Adam, Where I lived before in Missouri, it wouldn't be required either. BUT here in FL., You will need that second set of eyes and that stamp, even though its not load bearing structure it still structure and could affect a high wind event.
  3. Using the shelving has saved tons of time.. great tool It is limited though, no miter cuts.. always square - rectangular.
  4. Well after I asked the question, my gut still wouldn't allow me to put off the bedroom, so I did create a little space for it. I had a hall laundry closet, that I stretched, pulled and moved around to get a utility space on the backside, I had to take away from the kitchen to do so though. I am trying to convince client, to go with mini splits to get some of that area back or get a bigger laundry for a side by side WD (as it was when located in the closet). I would think a 2 ton mini w heat pump would still be cheaper than a traditional HVAC unit. The house is 24' x 32'.
  5. On a small house that I am wrapping up (760 sq. ft.), I have put the mechanical equipment in the attic. Client want this on the main floor, accessed by either a bedroom or the bathroom. Both HW and HVAC is electric, so no fumes per say, but the gut is telling me this isn't right (or is it?). Looking through my pages of IFC and not really finding any info on this. Any help from you pros...
  6. Hey Eric, Can LeRoy let the program cut those, without having the program redo everything else and put back to the default? Looks like a lot of editing has taking place already.

  8. I'm excited about this new project. Going to be a design challenge, but fun.. and beautiful in the end. House is being build in Cape San Blas FL, so it will be on concrete piers, ~15' above grade, 2 stories of living spaces, and then a crows nest on the roof. A lot of challenges, and a lot of future questions on this forum as I get into it. Architecture style is Cape Cod meats Coastal Living. Client is from New Jersey. My first question, after you see the attached, is the exterior wall. Clients wife loves this.. and I'd like to get as close to possible. I can see the wall flares out near the bottom. Obviously this is a roof plane.. so do I build up this roof plane as I would the wall dbx? In regards to the vertical wall.. is it vertical or a optical illusion from this picture? My layout will not have such a tall wall, since we will be incorporating a lot of decking.. must have sight of the beautiful Gulf. Never have done a Cape Cod style before, wondering if any of you guys are experience on things I need to keep in consideration. I got me a book of 'A field Guide to American Houses" that was recommended on a previous post. that I am going to look at today, but always will take advice from you pros.

  10. That's what I get also Eric.. and that's why I thought I had to add my statement to change from zero to whatever the overhang is for others who might have the same issue. Curious though Eric, you quoted Michael on the length shouldn't be zero when you uncheck the Default to overhang. But I do not see Michaels comment on this thread. Weird...
  11. That worked, thanks Michael... Added, as per what Michael suggested, you must put in the distance of the overhang, not leave it at zero.
  12. Well to keep the same fascia top height, I moved the roof plane out to get deeper soffit, then reconnected, and got the same issue. Are you not getting the same thing I am? Mood point on making soffit wider though, since client is set on the two bump outs being almost flush with eaves.. He doesn't want a bunch of ridges/valleys. House is as rectangular as it can get.. no thrills or frills. Even putting washer and dryer in garage.. who does that anymore??

  14. Hmm.. never really used vector view before. Def cleaner and easier to see. In regards to increasing depth.. I did try that for a test, and it seemed to work but as soon as you reconnect the planes, the soffit issue reappears.
  15. This has happened to me now on my last 2 or 3 plans.. When I lay out out my roof planes, with the overhang set, all my eaves and soffits line up nice, but as soon as I put a bump out of any kind, the soffit changes shape. I fixed previously my putting in a poly solids and called it a day just to keep moving. Now that it's happened again, I figure I need to share and ask the pros. Is there a setting that I cannot find or have overlooked? I recreated the same issue with a test model... see attached. ROOF SOFFIT ISSUE.plan

  17. Something this small, I would just draw lines to replicate the grout line, and be done with it. I never know what the client will end up using, so I don't show these lines. But since your doing interiors, I guess you need to. Drawing lines is far better than the frustration of trying to offset. My $.02. :-)

  19. Just curious if there is a way that I can set it where my text can be easily picked without having to lock items? I thought by changing the order that would do it. When you r ripping through the model annotating, having to stop to lock a items, like interior fixtures or cabinets, just to move text, is a buzz kill.

  21. Just had to do this.. making the railing off to the side and changing to a No Room Def worked perfectly.
  22. Just saw this post, was looking up the bookshelf doors as well. Then I found under the Bonus catalog "Doors No.3 Specialty" there is a inswing and a outswing bookshelf door. Just modify to your liking (the 2D symbol isn't the greatest though). Other cool doors in this catalog; like a star ship door (in case you want to design a Death Star), or the security door folder has hatch doors so you can design cruise ships. Now that's a challenge for someone bored...
  23. Are you converting that picture to a new material? >USER CATALOG >NEW >MATERIAL >give it a name and on the TEXTURE tab, browse for that file... stretch to fit > then you can place in your frame
  24. As you get more experienced Philip, you will find that you will hardly use the auto function. I haven't in years.
