  1. Thanks for your input. I have a client that wants to build same house on lot next to it, but flip it from left side carport and plan to a right side carlport plan. Instead of just flippling it on plot/site plan, deciding what to do! Maybe charge by the hour to flip it , plus stock plan fee. What do some of you other guys do or how to charge contractor to flip a plan?

  2. I really do appreciate the help folks have given me this past 1 1/2 years on the form , as I have been learning Chief. I am sorry if I have not always seemed unappreciative. I really do thank you for your help. We have some great people on this form.:)

    I was just trying to be straight with you.  As with many of your other threads it looks like you may have never returned to it, and certainly didn't respond to it. 

     

    Anyway, some of those negative points were from me.  Not because I think you are too small.  On the contrary, I think you've got  lot going on and it just seems like you treat this forum like a repository for free help to get that work done and nothing more.  Truth is that I'm not sure I've seen any evidence that you're trying to learn or help others learn, mostly you just want to get work done and have us do it for you (at least that's what it seems like).  In fact,  I stopped responding to your threads a long time ago after I poured in time to help you out...only to have my (correct) answers completely ignored or otherwise unappreciated and like I said in the above post, I don't think I'm the only one who feels that way although I may be the only one who has been willing to say so out loud.  Actually I just went back and read through a handful of your threads and was very quickly reminded exactly why I feel the way I do.

     

    So...in short, if you want a better reputation all you really have to do is take the time to participate a little better:

    • Take the time to truly comprehend the answers people give you so that we don't feel like we're wasting our time.
    • Invest the time to learn so it doesn't feel like we're just doing your work for you.
    • Maybe do a little helping out yourself from time to time, but most of all...
    • Just participate better.  In my short foray into the past I found thread after thread where people were donating their own valuable time, legitimately trying to help you and you failed to participate even in your own thread.  If you want help and if you want to learn you should be willing to take the time to respond to people trying to help you. 

    Admittedly it seems you've gotten a little better.  I don't think your reputation has gone down in some time though either.  And lastly, just as a side note for whatever it's worth,  I've given you positive reputation in the past as well...

  4.  I must had made someone mad on the form. If I made someone out there mad, I am sorry. I have a negative -9  community reputation . I never noticed there was even a rating. What is this rating system? I am thinking it is one of the Chief experts pros, that is on here all the time, which I respect but I am probably to small a guy to them. How can I get a good reputation on here?

  5. i WOULD APPRECIATE ANY HELP.

    1. Front elevation of 2nd floor roof is not lining up and attic is showing on front.

    2. Is it possible for carport ceiling and below the deck to have same ceiling ht?

    maybe if someway to lower porch ceiling to match 2nd floor and porch floor lowered 1.5" . Would fix issue.

  6. I have a few issues with this plan and cannot solve them. I would appreciate any help.

    1) board coming out of rear elevation

    2) Front Porch - colums need lined up with slab and 1/2 column needs removed against the wall. Front Elevation keeps opening up between the 2nd level and attic area. 

    3) 2nd floor plan ceiling keep changing to 117 in from 96 in! I have changed in defaughts and it keeps changing back! Building section of 2nd floor needs 8 ft ceiling all across. showing space above. I am tr\ying to get const. drawings finished on this plan today.

  7. I am just doing a 3D rendering of a bldg. under construction. it is 3 levels with 4 level attic (8ft clg where stair landing is) with stair well to bacony.

    When  I call out attic at 4th level it lowers level 3 ceiling (9 ft ht), 2nd level (10 ft), first level 9 ft. . I just mainly have drawin exterior walls with opening to be able 

    to design at 3D rendeing. 8 /12 roof pitch over 3rd level masteer bedroom area for atttic. Then 4th level 8 ft ceiling attic going to bacony where ac unit will go with concrete waterproof floor. 

    I have 5 of these rendering to do and wanted to see how long one will take before signing agreement with client. tomorrow. 

    Any help would be apprectiated .

  8. If I charge Hourly on a project. I charge $150.00 hr. Remodeling plans, I charge $150.00 trip charge, then tell client how much fee will be after reviewing, measuring, and pics. (nomally, I give a fixed fee (figure how many hours). New plans $1.00-$125.00 s.f. Structural by others.

     

    I have someone that emailed me over a 4 story condo pdfs of 4 floor levels and exterior elevations, that is under const.. They needs a 3D rendering. How would some of you guys charge on something like this? I will have to pull into chief and draw all 4 floor plan levels to do a 3D rendering.
