    6) Do not ever work for free, or on speculation.   That is a rabbit hole that is never ending and creates bitter experiences.

    7) Never believe a person that suggests that you should work for less on this project and they have others to follow that will be worth more.  If you work for less now, you are setting a benchmark that will be hard to change later.  Also, that is a good chance that there never will be a later, at least for that client.

    8) Not and hard and fast rule but don't negotiate price.  Know what you are worth, what the market is paying, and stick to your guns.  If the client wants a lower price, then take something of value off the table as well.  Lower price equals less work in other words.  Sometimes if times are lean you will have to cave on this, but certainly not if work is ongoing.

    9) Once you have a client, treat the client as respectfully as you can.  Return calls promptly.  A satisfied client is your best sales tool.

    Ditto!

  2. Here is a partial checklist of what I use to select/evaluate lots/building sites:

    Considerations:
    restrictions
    size
    shape
    setbacks
    native trees
    views
    visibility
    topography
    sun/shade patterns
    breezes
    customer traffic
    drainage runoff
    streets, gutters, sidewalks

    Negative Considerations
    impervious coverage limits
    drainage retention requirements
    tree ordinances
    offensive traffic
    noise
    odors
    artificial light
reflections (e.g., glass buildings, windows, metal roofs)
    utility connection locations
    restrictions, easements and encroachments
    flood plain

    Adjacent homes:
    drainage runoff from
    restricted views, light
    quality of maintenance & use
privacy from their patios, windows, decks
noise from A/C compressors & pool equipment
noise, odors, reflections, headlights, unsightliness, etc. from garages & driveways.

  3. Adjustable TV Stand
I upgraded to a Sony 50" 4k. The larger size is great but you have to decide on your physical setup. You have to keep the monitor low enough not to hurt your neck from too high of a sight angle. I moved my toolbars to the bottom of the screen which helped a lot. Then, I moved the new 50" monitor just off of my desk and mounted on an
adjustable floor stand which works really great. I highly recommend this stand. I lowered the tv to just above the desk and do not use the shelf.

Chief seems to think settings like this should be saved in a template plan, so you would have a template for each floor structure type.

I've suggested that we be able to save things like this, and including roof defaults, window defaults etc., and simply apply them to whatever template we are using.

    +1!

So Charles, you only have the one drive and not a dual, a C and a D?

I already have 2 new drives (and my cost) that I was going to use to build a new rig:

Hard Drive 1:        Samsung 970 EVO Plus 2 TB M.2-2280 NVME Solid State Drive $297

    Hard Drive 2:        Seagate Exos 16TB Enterprise HDD X16 SATA 6Gb/s 512e/4Kn 7200 RPM 256MB Cache 3.5" Internal Hard Drive ST16000NM001G $340

I got the Dell Alienware since finding an RTX 30xx individually, to build a system, is almost impossible. Price at least as good as building and arrived in 7 days.

Yea, I bought all of the parts for a new rig minus the video card....got tired of this waiting bs.... and bought a Dell Alienware also.

They knocked 10% off when I asked via quote. I hope some of my extra parts will fit :).

$3,118 before tax and free shipping.

    I hope this helps.
