Don't we wish all jurisdictions were like that?  I do know a few :D

Nope, most cities in Orange county don't care about this, except L.A. county, they want it. Lots are small and would never pass. There are a couple of cities like Chino hills that want it though. One time I had to remove some (e) patio slab so I could do a room addition.

There are cities where it's required for residential of 2 storys.

 

I could be wrong but I thought every job I do in San Diego the FAR controls.  The   city of  San Diego does not care about COVERAGE for private homes unless on a steep hillside.

Scott,

 

You are correct with regard to the city of San Diego.  OTOH, there are many smaller Cities and even Counties that don't use FAR for residential zones.  Some don't even use Lot Coverage - just relying on Setbacks to limit the size.

 

It's really a matter of what the local zoning regulations are.

 

Setting up Plan and Layout Templates based on the jurisdictional requirements is IMO appropriate.

 

btw, I haven't done a project in the City of San Diego for about 8 years.  At that time I was not required to provide anything other than compliance with the setbacks.

Just to add a few exceptions to F.A.R. in NYC

Mechanical 50sf deduction only

Garages - up to 300sf for one car and 500sf 2 car deduction

Roofed- decks, porches or balconies more than 75% enclosed by perimeter walls count as F.A.

All basements but not cellars
