How many of you guys have done MEP's with CA? I have a set of plans I did of a 2000 SF office build (4 office space and conference room with 2 half baths, lobby and a kitchenette). Very simple structure with one plumbing wall. I have already done the electrical and have structural engineers I can call to stamp the my structure, Because this is on a newly zoned small "commercial lot" this changes everything. "MEP's are required by a professional OR a competent designer" in the planning commission guys own words. We have the tools in CA I just don't know how far into detail you have to go with hvac, electrical & plumbing. Anyone wanna quote me to do it who knows Alabama code? I will message you the plans if interested. Stripped down version of plan below......all 2x4 wall stud structure with 9' ceilings on mono slab. This is for an investment build for myself. I am demoing the current old structure on the lot as we speak to make room for the office and parking lot.

Currently working on a 1900 sq ft community center with offices, ADA compliant baths and a large gathering room in Oregon.

   Commercial codes apply, but are easy to access as I am sure is the case in Alabama.

I’d be interested in taking a look at it. A 2,000 SF office like this is pretty manageable from a drawing/coordination standpoint, especially since you’re already having the structural portion reviewed and stamped.

 

For the MEP side, I’d first confirm exactly what Daphne/Baldwin County wants shown and what they will accept from a “competent designer” versus what may require a licensed professional. From there we can determine the level of detail needed for electrical, plumbing and HVAC rather than over-drawing the set.
