I need my garage to be lower than the rest of the house

Please help!

 

My garage in my chief plan is sitting at the same height off of grade as the floor of the main house and I need it to be 12" lower. The house floor level is 12" above grade. 

 

I've tried to adjust the heights of just that room but it adjusts the whole house.

I do this by keeping the main floor of the house at 0" elevation. In the garage I would set it to minus 12 if I wanted a 12" drop. The grade would be set at -16" such that the grade was 4" below the garage floor. It's hard for me to determine what's causing your issue without being able to look at the plan. I suggest sharing it here so some of us can have a look and help you.

This is an example of an as-built garage with the floor of the garage 1" above the grade and 13" below the floor of the house.
