Did you have success using his fix?  If so, what exactly did you end up doing?

Actually, I was working with the customer and I told them I was going to remove the loft and re-draw it.  They ended up liking what it looked like without the loft area.

I don't know why the triangle walls insisted on creeping into the roof area.... but problem is solved for me... for now.

Reversed ? shouldn't they have Cedar Lap siding on the "Exterior Side?  or are you using the if Butting Roof Setting?

You know Posting the Plan is the best way to get help .......

The interior walls at the bottom of the storage...

The dbx for the walls opened on my other monitor that had the exterior showing...

  3. I have 2 triangle section of walls on each end of my balcony that appear to be glowing.  I turned down outside sunlight level to dusk and have a roof over that area... everything looks okay except for those two spots.  I included the window view so you can see the sun coming thru the windows doesn't hit the two areas in question.

    This is done in X12.

    Any guesses?

Honestly it was just a quick sketch and I never re-aligned the footing since I was trying to focus on the upper area.  The real footing would typically be centered unless the wall height increased and we needed to cantilever the footing.

You had us guessing on that one. :-)

The Slab is not sitting on the Footing nor is it "connected" to the stem walls due to the interior rigid insulation, the Slab is basically "floating" inside the Stemwalls , though personally I like to see rebar "pins" connecting them , having seen more than one example of (interior) slabs that have sunk over the years due to poor site preparation , ie no or little compaction. ( I assume ).

    Thanks Mick

I was thinking of lateral forces pushing inward on the stemwall...

Hopefully Johnny will let us know...  just curious.  :-)

For Interiors folks especially, It would be pretty cool if there was a way to make a 'block' of the basic plan, or alternatively what I can only best describe as a 3D reference... or using Acad terminology...  Xref.   That would allow just the basic model without all the interior stuff added, to be referenced into several different options, and any structural (wall, door, window) moves would automatically get applied to all instances.

Is that what the new X12 Style Pallette tool does?

  7. I had to relabel all my layout sheets to match a bldg. dept's demand that all sheets follow their labeling protocol... or be rejected.

Seems to me it would be easier if each bldg dept would just add their stamps of what the "required" information is that they want to the planset.

Sorry about that, what tricked me up was the "getting". Yes, the average cost to the employer of an employee is in the $60/hr range. This cost includes not only the employers benefit contributions but also other administrative costs and the employee's use/consumption of corporate facilities and resources. Definitely a valid guide one can use when evaluating their desired base income needs, operational cost and desired profit contribution.

One of the mistakes I see repeatedly in small businesses is the self-employed "working for wages" without factoring in the total cost of being in business.

If the 2nd photo is indicative of the rest of the Framing , I'd suggest dismantling the barn ( save material for reuse ) and Frame it conventionally if going to be a living space, assuming an Engineer thinks the block foundation is suitable for a new 2 story structure......

Or just build new next too it ...might be cheaper.....

    Mick.

I was going to suggest using lighter fluid and a match... but Kbird’s 2nd suggestion would work better.
