detached garage with bonus room

Recommended Posts

Hi there! I am working on a plan (which is attached) for a garage that is 24' wide by 36' long and can not be taller than 18' and trying to get a "bonus room" made out of the trusses vs. making a true 2nd floor. I would like the main floor to have 9' walls so I can have a garage door that is 8' tall vs the standard 7'. I've watched multiple videos on how to create the space above the garage but cant seem to get it just right. The roof pitch I want is either 5:12 or 8:12 NOT 12:12 I have found the 12:12 is too tall and gets the builder up wards of 20+ feet, which I can not build taller than 18' for a detached garage. Exterior walls are 2x6. I got to a point where I did do the 12:12 pitch and made the truss for there but added the 2nd story and having the roof ignore the 2nd floor then placing two walls from front to back to create attic spaces, but when I try a different pitch then it goes away and cant get a truss to work right. I need to show truss specs for this as well. The "bonus room" can be from 7-8' in height for head room and is mainly for storage and a light duty use like a hobby room of some sorts.

Also when I build an foundation it shows the doors below the walls, why does it do that? The garage is going to be on a 4" thicken slab and the foundation footing is going to be 6"x12".

Any tips/help would be appreciated. I am using CA X10.

I would like someone to help me set up a flat roof on my plan.  There are three ceiling heights.  The flat trusses would be constant height - 4 ft.  So, there would be three respective roof heights, each separated with a parapet wall.  I then also need to get the wall framing and new roof framing to all be correct and show up properly.
If the person that responds is qualified, I would also like to generate a framing plan.   I would like to get responses from anyone that is interested before sending my current plan.  But for now, I can send a picture of what the house looks like (minus the roof/truss system).
      Thank You.  Philip

Is it possible to create a bi level single open web floor truss?  I have a 6" step down shower in the middle of a truss span and cannot create a single truss to show the recess for the shower floor.  Don't know if the x12 can automatically create this or not or if it is possible to manually alter the floor truss.
I did create a room for the shower with a -6 floor elevation and tried to draw a truss but is creates a 0 floor elevation thru the shower.

I'm using X11 premier on a mac -- I have an exterior garage wall (with a centered garage door) and a gable end -- I'd like to split the attic wall of the gable end into 3 parts -- the central region above the garage door, and the left and right, to have a different material above the garage door.

I have Default Settings > Roof > Auto Rebuild Roof set to Off
I have Default Settings > Framing > Automatically Build Floor and Ceiling Framing Off on all framing types.
I have Default Settings > Walls > General Walls > Auto Rebuild Attic Walls set to Off

If I delete the roof and ceiling planes with Build > Roof > Delete [X] and then use the Build > Roof > Build Roof ... dialog to rebuild the roof and attic from scratch -- I leave the Auto Rebuild Roofs set to Off, to be clear -- and then edit the resulting gable roof on the attic layer, I can split it twice to produce the three separate wall sections, but once I change the exterior material on any of the sections, the three wall segments get replaced with a single wall again.  The new wall has my selected material, but that does me no good as I need the distinct secgments.

Anyone know what setting do I need to turn off to maintain the manually edited gable end?  Or is this a mac bug?

Or, barring that, does anyone know what approach will let me give the desired finish detail (attached a pic of a freehand elevation)?

Option 4 of the Paradise Rises project includes a finished half story above the standard floor plan. We included dormers suited to different architectural styles to make use of the attic space. This illustration shows the layout available with the Craftsman style dormers, you can see the full selection of plan variations under the Paradise Rises project on our Samples Page.

I have been using Chief X11 and cannot seem to open a dialog box to name a room on the second floor or attic. I get a dialog box that starts with Select Object
