I've gotten plans through Maricopa county and zoning a number of times and very familiar with their permitting process. Just message me if you still need help with this

Hi there,
I sent you a message. I'm happy to give you some input on tweaking the floor plan with a a few more details. Best of luck!

I really like it and got to explore it quite a bit with a recent commercial project. Check out the code illustrations, especially for calculations - some were surprisingly useful! Not sure I'll pay $30 a month though.

detail - stucco system assembly 1" foam wbs panel.calibz
Here's a detail with a bit more pizazz I made for stucco siding (Western 1-Kote).
stucco system per the following:
Hot Arid climate (ARIZONA)
2x4 wood framed wall @ 16" o.c.
3/8" solid wood-based sheathing
1" EPS foam (continuous insulation)
There's a PDF for whoever asked to view outside the .calibz file

Tina,
Anyway that I can see what the details looks like.
We down leveled our version of CA to X12, I am unable to open your block.
Please and thank you...
No, I'm sorry but that would be a considerable amount of additional work.

Hi all!
I'd like to share some of my library content that I feel may be useful for others. These pieces are a mixed bag - some original work, but many are chief pieces that I modified or conveniently grouped. I plan to add more from my collection over time. Please feel free to use/edit/adapt as you see fit!

Can I get an email address for you so I can send you what I have on a new home and see what the price would be for a full set of plans. I am builder and I have been using Chief for about 10 years, but I don't have time to draw complete sets of home plans, but I need someone who can take what I draw and go from there to full sets pf plans. Thank you.
Hi there! Yes my email address is tinadelllic@icloud.com. Please send over anything you'd like and I'll be happy to take a look. Thanks for reaching out!

How many steps with the split level? If there's a staircase you must have a 3-way switched light however there may be a certain number of steps in which that applies (ex: 4+ or more).
-
I have this little library piece that I made for myself as well. Please peer review it to make sure that my work is correct however it hasn't gotten any kickback during plan reviews so far! Hope it helps and all, please feel free to improve it or redline if it needs correcting!
-
-
I can definitely help you out with this and perhaps advise on the necessary components for your construction documents based on your jurisdiction. Please let me know if you haven't already had your needs met @Jeff_BiltJeff

Hi there,
Perhaps this already exists which I'd love to be apart of... Otherwise, any interest in forming a peer review group specifically for plans prepared for building department submittal or have been returned with redline comments for corrections? I know that building departments vary, however it would be a great resource if a trusted circle could openly share for feedback and collaboration. Please share any thoughts!
EDIT: Let me know if this isn't the place to share, but in spirit of the post here is a quick/simple comment response template for building department redlines if desired

Who Pays When the Design Doesn't Meet Code?.pdfWho Pays If Something's Wrong With The Plans and Specs?.pdfWho Pays for a Sub's Negligence?.pdf
Hi there, Here's a couple articles I had in my files you might find helpful

Hi Gene,
I actually know quite a bit about this topic although it does vary some from state to state. First, did you have a signed agreement for the work that was performed on your house with the general contractor who was on the permit for the project? Second, did he use hire a subcontractor for the work on the roof or perform the work himself?
A couple other items,
1) Even if you are beyond the timeframe of the warranty provided that doesn't necessarily mean he's off the hook and its your problem now.
2) What really will need to be determined is if this is a material defect, poor workmanship (bad install), or if there was an outside event that impacted the area which caused the damage.
3) Proving number 2 ^
EDIT: As far as the building department goes, to my knowledge most jurisdictions (nationwide) have essentially qualified immunity for the inspectors and plan reviewers. The building department technically isn't there for the benefit or interests of the homeowner, its there to protect the jurisdiction and ensure your project meets the codes they feel would prevent you from negatively impacting public interests.
