-Licensed NJ architect who can professionally stamp construction drawings to be submitted for permits

-Expert user of Chief Architect, including full utilization of take-off functions and material list

-Able to go from as-is plan to construction drawings in 4-6 weeks

-Interested in receiving a steady stream of projects - 8-10/yr



-Take as-is measurements for creation of existing plans

-Review survey + zoning requirements to ensure compliance

-Collaborate with our interior designer on space planning and exterior elevation

-Produce CDs for submission to NJ township (e.g. Summit, Westfield, Livingston, Ridgewood, Glen Rock…)

-Generate highly accurate take-offs, requiring you to identify which components will be re-used vs new within Chief


BUDGET: $3500-6500 depending on agreed scope, as well as your speed, quality, thoroughness (e.g. with takeoffs), and design experience.


ABOUT US: We are a residential real estate development company in Northern NJ scaling our operations to 8 high end flips this year (4 active projects now). Our projects are whole-house renovations – typically add-a-level to ranches and capes that end up at 2500-3000 sqft above grade, 5BR/3BA, ARV range $900K-$1.1M. Prefer to start a longer term partnership with an architect

      I am in an immediate need of an expert draftsperson with a background in Chief Architect to draw up the plans, elevations, and site plan in Chief Architect. I have a very preliminary layout done and all I need presently is to have someone dress up the plans, assign some material of my choice and produce plans, elevations, one or two sections and site plan sheets so I can present the plans to banks for the mortgage. 
      I do not need construction drawings or permit set at this point but it will be needed in near future. 
      The project is located in Wayne, NJ, however, the draftsperson can be located anywhere in the US as long as the person is familiar with NJ residential codes. I prefer CA x6
