Legacy Home Designs is a residential design and drafting company based in Iowa. We currently develop our residential projects in Chief Architect through the design-development stage, including floor plans, dimensions, exterior elevations, 3D modeling/renderings, cabinetry layouts, and material/design selections.
We are looking for an experienced Chief Architect production professional or company to establish an ongoing relationship with us.
Our primary need is someone who can take an existing, completed Legacy Chief Architect model and develop it further into a comprehensive residential construction/permit drawing package.
We are not looking for conceptual design or rendering services. We already perform that work internally.
We need assistance with the technical construction-document phase after the design has been approved by our client.
We would like this relationship to include, as applicable:
• Detailed construction/permit plan development
• Floor plans and exterior elevations
• Building and wall sections
• Roof plans and details
• Foundation documentation and coordination
• Door and window schedules
• Construction notes and details
• Interior/details where required
• Coordination with separately provided structural engineering
• Incorporation of engineering requirements into the drawing package
• Revisions resulting from permit review
• Completed Chief Architect .plan and .layout files returned to Legacy
We have a completed residential project that we would like to use as a test case. We can provide the existing Legacy PDF drawing package and, after initial review, the corresponding Chief Architect files.
Before moving forward, we would like you to:
Review our existing drawing package and identify what you believe is missing for a comprehensive residential construction/permit set.
Explain which portions you can complete directly and which portions would require input from a structural engineer or other licensed professional.
Provide two or three examples of complete residential construction-document sets you have personally produced in Chief Architect.
Provide your typical pricing structure and an estimated cost to take a project like this from our current design-development stage through completed construction documentation.
Explain your experience coordinating Chief Architect drawings with structural engineers and incorporating their engineering into the final drawing package.
We are looking for a long-term production relationship rather than simply outsourcing one project. If the initial project is successful, we anticipate providing ongoing residential work.
