  1. Sorry new to this forum and how to do stuff on here. Yes I guess it would be considered a balloon frame. But to be clear I want the joists to hang off the taller wall that is separating the two sections about 4' down on it (7' wall). And also hang off the other 3 walls that will be 3' tall. On top of the taller wall the studs will continue up to make a normal 9' ceiling. the second floor joists will sit on that wall. I will build a interior wall with an air gap off of the first floor to hide the concrete wall and then second floor will be normal. I just don't know how to make it work.
  2. Drawing a plan with one car garage on left side house on right side is 2 stories. top of garage concrete walls and slab will sit about 4' above the first floor of house section on right. Tall concrete wall that separates the 2 structures will be 7' and match the height of garage stem wall. other 3 walls on right side of house will be 3' with the floor hanging off of that. The floor would hang off of bolted ledger off the middle separating wall. I have tried everything and I can't get the floor to sit down inside that tall wall, it just keeps wanting to hang off the tall separating wall. I have tried dropping floor heights and everything. I was able to manually adjust the concrete walls but cannot get the framing to cooperate. Anyone that could help would be really wonderful.
