  1. Great, let me know it seems everybody is busy, good for the industry bad for owner builder types.
  2. I have a design that I think is fairly far along, need someone familiar with central Florida building codes with relationship with engineer to complete and get sealed. Will also need energy calcs. Seams like everyone I contact uses Autocad and wants to start over. I put a lot of work into this and want my name on drawing as owner builder. IF you can do this reasonably and without a 3 month lead time please contact me. Text at 321-626-0806 Bill
  3. Just to be clear, don't want a soffit, need entire lowered ceiling.
  4. Solver, thanks new here to Chief just added profile hope it shows up on post. In case it doesent it's Home Designer Pro Build 22.3.0.55X64 So are you saying I should build up 12 inches on fir framing or add some other layer? Thanks
  5. I tried that and it drops the roof down 1 ft. If I change roof back it raises the floor, if I change floor back to zero it raises ceiling, kind of going round and round.
  6. I am trying to lower the ceiling in two rooms. All walls in home are 120" and I want ceiling in entry and kitchen to be 109". I have read everything I could find and as close as I can get is using shelf ceiling and using soffit for ceiling. Almost works but gives me a gap between two ceiling heights. Any suggestions?
