	Thanks Mick... Can't open your file with my version of Chief. Assuming you sent a file generated with x10, do you know a way to open your file with x9??

	try a 0° Ceiling Plane and some Beams to generate the framing and Planks , and make the Framing white by mixing (Blend) white with the Framing Texture in the material Properties. I don't need the drop ceiling. The point is to open it up and paint exposed trusses, insulation etc. Open the attached file and let me know what you think Beachside Laundry.plan

	What I would want in a template are commercial finishes and commercial accessories. I understand that I can build them myself, but I was looking for a headstart. When I draw a room I would like it to look like an office, not a bedroom. any ideas?

	My specialty is tenant improvements and I recently purchased Chief Interiors to draw up floor plans for my property management customer. I thought I would have a commercial template, but I don't.
