Chasing pricing for an expert to draft the following in chief architect X15 ( quoted pricing in au currency please )

 

Please refer attachment "desired plan" for sketch of the 5x pages required + description of the 2x additional pages, detailed in (d) below + there is 5x additional files attached, including the dwg file for the site plan.

 

a) 2x A3 pages showing the approved retaining wall positioned on the block, the overall diamentions of the block + diamentions of each key position point, as shown in the attachment title desired plan  ie; retaining wall and sewerage.

Note: dwg file is supplied but many measurements weren't supplied - refer "desired plan" for additional measurements required to be shown + retaining wall measurements.

 

If measurements from retaining wall are required, pm me and I can source them from the engineer that designed the retaining wall.

 

b) with all services shown on a second page, imposed on top of 1b, being power, nbn ( internet pit ), water, sewerage.

Note: please note page 1, for the location of 3x additional power poles added to the site, each are 5m off the external boundaries.

 

c) contours imposed and modifed to be on top of 1b, taking into account the retaining wall elevations ( both in the cut & raised areas - based on 7.25m as the level cut point as shown on he site plan ) and as if the retaining wall and fill are completed and with the level pad established. Please have each contour a min 5m going past each of the 5x property lines ( the supplied survey, goes 10m )

 

AND

 

d) showing the block subdivided into 4x blocks. The first block, starting from corner of bedford & dean street, running along dean street frontage, 26m wide. The second and third blocks are aprox 17m wide each & lastly the 4th block is 20m wide. So for example the first block is 26m wide on dean street ( eastern boundary ) & aprox 70m deep bedford street ( northern facing ).

The rear measurements will differ slightly due to the block not being perfectly square. In this case, keep block 1 at 26m & block 4 at 20m.

Each of the 3x new boundary lines separating each of the four new blocks, will have to include eastern and northern boundary points, same as the existing 5x points shown on the existing site plans, meaning an additional 6x boundary points will need to be added + measurements for each of the 4x sub divided blocks.

 

Additionally can each of the four blocks be shown separately ( not attached to existing surrounds ), shown individually by themselves, this can be shown as 2x block each on 2x A3 sheets or 1x block each on A4 sheets. Ideally A3, so it keeps with the other A3 pages.

 

Supplied Data:

 

1. dwg file from surveyor

2. Detail and Level survey

3. final site plan

4. site plan inc contours

5. retaining wall data

6. sketch of desired first 5x pages layout

 

Note: 2 to 4 are basically same the files, from the surveyor

 

Chasing pricing for the following:

 

a) the 7x pages on A3 or 5x pages on A3 + 4x A4 pages ( 7x pages on A3 is preferred )

 

b) 3D image of the retaining wall from all four facings ( nth, east, south & west ) - please pricing this option separately

 

Format in X15 please

A draft is required before payment ( pdf with watermark is acceptable ), but payment will be paid before the release of finals, in X15 format.

 

This if required for preliminary submission to council, to gauge is a subdivision is viable,
