Hello, City wants elevation reference point to be the top of curb 0. There is 20’ between the curb and grade level at the house so using 5% slope the grade at the house + 12” I want the first floor to be 12” above the grade at the house. And I need 18” crawl space. How do I do the setting? Thank you.

Hello, I drew walls for a 10' x 10' room, and it should show a living area of 100 sq ft, but it displays 105 sq ft and 87 sq ft in others. I understand interior dimension is 9'4 x9'4. Please advise on how to resolve this issue.
