I need those walls for the build? My issue isn't showing the homeowner what the garage is going to look like, it's providing an accurate house plan layout including a wall section. My issue is the green circled area. I've added another cross section that shows the concrete going under the CMU part of the stem wall. I need it to stop at the CMU. Also, this made me realize that I misspoke in the original question. It's not the pony walls on the house side that are the problem, it's the normal stem walls on the exterior.

This just seemed to move everything up. I also set the floor for the garage at -20 (top of footers)

Edited: Issue regarding wall elevation showing correctly for custom home plans. Why is my garage slab cutting through my stem wall? It's not in all areas - See between garage door and man door - and it's not cutting the pony walls. Normally, it wouldn't be an issue, but when I make a wall elevation, it shows the slab cutting through the CMU. I also design and build in NC - the eastern side. I'm not sure which part you are in, but in our area, we use pier curtains with continuous footers with a brick veneer. If you need any help with that aspect, let me know. The method mentioned above is the way to go to get the garage lower however, one thing to note is when you get your garage walls up and a room is defined, Go ahead then (or before you start building walls) set your default room heights. Set your garage floor to be - 30". I like to build the roof before the foundation because most of my foundation plan is manually drawn anyway. (I usually set the garage to 0 and the first floor to 37 1/2" for our plans) Hope this helps :) Susan

This is perfect! Thanks! I haven't worked a lot with poly lines, so this will be a great practice! One question. The walls at the end, how do I get them to properly stop without framing through into the attic space? I tried extending the ceiling plane, which makes the top of the wall stop, but then the ridge gets a little long (stays with the plane length). Would I just manually adjust the length of the beam? Thank you so much for the video! We have hand drawn for years, so making the program do what we would do in the field can be challenging! Susan

Yes, this is how I did it originally, but I need the rafters to meet up at the peak with just a flat ceiling at the top.

I'm having an issue with crating a sloped ceiling with a flat surface at the top. I've tried different ways and cannot get the framing to work the way it should. I've attached a screenshot as well as what it "should" look like. I don't think I've updated my signature, but I'm using x16. P.S. If you have a solution, a video would be most helpful, but I'll take any help I can get! I know the ceiling planes are of, but I can't seem to get it to work so I was trying anything! Thanks! Leaving this comment and final solution so others may find it helpful as well. Thanks! With the use of this video segment (I think maybe I scrubbed through a little too fast!) and this article (https://www.homedesignersoftware.com/support/article/KB-00309/calculating-the-living-area-or-square-footage-of-a-plan.html), I was able to get the square footages I needed. Once I got the polylines done to the correct layer (It wanted to include siding to begin with), I went through an added them to custom schedules. It now looks like this. The only issue I have, but can certainly deal with, is the same items aren't totaled together. I know there is probably a way to do it, but It's not a make or break thing. Thanks! P.S. Maybe I'll move to X16 soon! I had JUST purchased 15 when 16 came out, but I look forward to being able to put porch posts where I want them!

I cannot seem to get it to populate like this. I remember before I had to use polylines somehow. When I use the Room Finish Schedule, it separates the individual rooms even if I set it to Group similar or set each room to the specific schedule. Susan

I'm using CA15 I know I've seen a video somewhere that shows how to make a square foot schedule for the layout. I've seen it and done it before, but cannot find it anywhere - I've searched for two days now! Just a simple schedule showing Heated, Garage, and porch square footages. Thanks!!!

I have, however, then the brick is too tall. It shows in the diagram that its the right height, but look at the picture. It's about 4'. Susan

I've been fighting this problem for weeks! We use a pier curtain crawlspace foundation. The stem wall should be 37.5" everywhere. Normally, this works, but when I drop the garage, everything changes. I've fiddled with numbers for days and cannot get it to do what I need it to. All of our plans will be similar to this. I have gotten it to line up on another plan, but cannot seem to replicate what I did. I've changed so many numbers trying to get it to work! Once I get it set, I'd like to use it as a template for all that follow. I've gotten this plan to successfully drop and line up (at the bottom), however, it had no brick veneer around it. I have successfully done it once and I've tried putting in all the exact numbers and I cannot seem to replicate it. I have not finished the foundation on this plan since It's not the correct height. Mick, I am new to this and I've been trying to understand how you got this wall. Are there any videos on how this works? In one house plan, I need a normal 8"CMU wall (no brick veneer), a 4'CMU with brick veneer, and the rest a brick "curtain" with 8x16" block piers. All foundation walls have a 12x24 solid concrete foundation. I can pretty much get everything except the piers along the brick curtain.
