Can you give me an estimate on a house like this? 1200-1800 sf rectangular , I'll do the specific floor plan and you do the rest. Foundation plan, framing plans, Roof plans. Any modifications or owner changes after that I can usually do. For more complicated plans I would still do a floor plan but would consult on time/cost given the individual project requirements Marty

I have time to design floor plan, but don't have the time to do complete set of plans. These arent complicated ,<2000 sf. Most arent permitted, some not engineered. I can make modifications after the plans are complete as the owner makes changes.
