    No offense, please. My bid has little to do with the value of your software but more with my perceived ability to put out that kind of money right now. May you get what you are asking. FYI, I have the older 9.5 which I have used for several years & recently bought Home designer Pro 2018 , but it is frustrating to use because of the limitations of the layout files & no wall detail button & cad details etc. lytleman
