Seeking design services for a renovation and addition to a 100 year old single family home (circa 1898). Need local designer so the existing home could be surveyed and as-built properly. I initially bought CA and planned to do design myself as I am a General Contractor with 25 years of experience and knowledge of codes and building Type 5, 3 & 1 wood construction. However, I do not have the time to get proficient in CA but do intend to play with the final design myself once I get a permit set of plans from you. The services needed include modeling the existing home, design development and ultimately a permit set of plans I can use for bidding and contracting.
As I said, I am well versed in design, construction and design management so I can assure a fast easy project for the right person(s). I can give feedback at the logical milestones of the design via web conference or marked up PDFs. I will respond and return comments same day (worst case 24 hours). I have attached some docs from a couple years ago when I first started playing with it in CA as well as some pics. This will be a complete modern renovation inside. The house is currently completely gutted to the framing with a new electrical service. It is ready to as-built survey prior to starting the design. The exterior will be redone keeping the historical character. Several out buildings (garage & study/den) will be added and be included in the overall design.
