We are looking for an experienced CA Drafter/Architectural Designer with a good knowledge of California codes and able to produce permit set with minimal supervision. It is a long-time collaboration with a steady flow of projects, so it is essential for us to work with experienced professional who can work with minimal supervision and strictly comply with deadlines. Given the complicacy of the California permitting process, it is important to produce plans that are in full compliance with all local and state requirements.

We will handle the less pleasant part of the work (onsite measurements, plot and as-built plans, communications with homeowners and city officials), so you can fully concentrate on what you love – creating a beautiful and buildable design.

Project types -  ADU (Accessory Dwelling Units), Additions, Remodels. Residential only.

 

Our process looks as follows:

  • Our team will provide you with all measurement data, plot and as-built plan. You also will get a virtual tour of existing conditions – similar to visiting the space in real life.
  • Our project manager coordinates with you and the homeowner to schedules a kickoff zoom meeting to discuss the scope of work and design requirements.
  • You produce the layout and transfer it (as .plan file) to our team for 3D modeling
  • The project manager will provide you with the homeowner’s comments and questions
  • Upon completion of all revisions (up to 3 iterations) produce the working set, ready to be transferred to our structural engineers (floor plan, elevations and sections, CAD files)
  • Upon homeowner’s approval of layout produce the set of architectural plans per local requirements (usually consist of title page, plot plan, floor plan, elevations/section, MEP, roof plan, foundation plan, details, etc.)
  • Address all comments and correction requests received from the city/county during permitting.

 

Requirements:

- Chief Architect proficient

- Working knowledge of California state and local codes, permitting process (you won’t be submitting the plans yourself or dealing with plan reviewers directly)

- Ability to conduct video meetings with homeowners (usually 1-2 per project, just to clarify the scope of work and expectations, the rest of communications is on us)

- Great time management and productivity

 

Location – remote, but you need to be familiar with local and state code requirements (big metro areas of California).
