ACADuser Posted February 4, 2018 Share Posted February 4, 2018 This is a common thing here in Florida. The porches are 4 to 6" below the main house floor. The structure is a stem wall or monolithic foundation depending on the height of porch above grade. Some have a roof & some do not. When the floor is high enough a railing is added but more often than not the railing needs to be set back away from the edge of the porch. This plan has a room divider defining the porch & a "no room" railing wall do show the raining in the correct place. In plan view, I do not want to show multiple dashed lines for the perimeter of the porch. Issue 1 There is a hole in the stucco by the steps. issue 2 wall type choices for proper room definitions issue 3 railing & column control techniques issue 4 foundations should not step down, only the floor should step down. My question is what wall types & techniques do you folks use to design these concrete porches? I know there are a lot of choices for techniques but what works best for you on concrete porches. The hole in the stucco appears to be the Room Molding (Baseboard) ...ie looks like back wall in pic. try applying a Slab for the Porch floor with Tile rather than applying a "Floor Finish" as Tile, as that will stop at the railing ( Room Definition line) , the slab will replace the Concrete Porch Floor and you can give it an overhang etc too if needed (water drip) Link to comment Share on other sites More sharing options...

Kbird1 Posted February 5, 2018 Share Posted February 5, 2018 In this case the Problem wasn't your Walls , it was the way you setup the Foundation for the Porches , so I redid them and redrew the inner foundation Walls since what I thought was baseboard in your picture was actually the top of the Concrete Foundation Walls with no stucco used there instead of the standard foundation which is Block+Stucco? .....but check out the Plan as I may have Broken something else too , I did not look much further . ACADuser Posted February 5, 2018 Author Share Posted February 5, 2018 I use a foundation wall, CC block w/ stucco to match the upper floor wall exterior finish thickness. That results in a seamless transition from foundation to 1st floor wall on the exterior. The interior porch foundations walls were chosen to depict the thickened slab shown on the foundation plan view. But are actually stem walls that will not be built that way. There are 3 different walls there and Chief is having trouble sorting out the layer connections especially since the porch wall is 6" lower. I tried the Invisible wall break trick too to stop them connecting but it didn't help much, if at all it seemed I still had to use the Wall Layer Tool/Join tool. If you take a cross section just infront of that wall behind the stairs and select the wall you can see how it cuts into the house wall and being 6 " lower causes the issue, so here I pull that wall down in elevation and fixed the Layers above. So keeping auto foundations does not work for me. See attached picture of the front porch & the mess the foundation causes in the corners. I was able to use the wall layer tool to fix the corner but when the drawing is saved & reopened the problem reappears. It fixes the wall issues that you encountered and doesn't require rebuilding the foundation. Kbird1 Posted February 15, 2018 Share Posted February 15, 2018 Hmmmmm looks like Charles couldn't figure it out either.... it is simply an issue in the auto-join capability of walls not recognising the fact one wall is lower than the other and filling in the stucco where needed. Not much we can do for a Programming Error , especially since we can fix it and it changes it back cos it thinks it knows better. And since when do Porches have Stem Walls above the Slab ???? that would be a nice "step over" at the top of the Stairs ....wow.... Please try harder Charles....we need a Real Solution M.
